If you’re thinking about buying or selling a home in Oviedo or Chuluota before the end of the year, you’re probably asking the same question: Does it make sense to move now, or should we wait?
Our advice: start with your circumstances and the homes you’re actually comparing. A headline about the national housing market can’t tell you what your home will sell for—or whether the right home fits your budget.
What’s happening in the broader market?
The Orlando Regional REALTOR® Association’s September 2026 report shows that the regional median home price edged down from $400,676 in August to $399,610 in September. Homes spent an average of 66 days on the market, compared with 64 days in August. Those figures offer regional context, rather than a valuation for a particular Oviedo or Chuluota home.
Our takeaway: build your strategy around comparable properties, current competition, and your timeline.
For sellers: look at what buyers can choose today
Recent sales help establish a pricing range. Active listings show what your home will compete against.
Before choosing an asking price, consider:
- How does your home compare in condition, size, location, and features?
- Have similar listings reduced their prices?
- What repairs or maintenance could raise questions during showings?
- How much flexibility do you have on timing?
A pool home, a property with acreage, and a home in a community with extensive amenities need different comparisons. Even within the same ZIP code, one pricing strategy won’t fit every property.
Start by addressing visible maintenance, clearing clutter, and making each room easy to understand in photographs. Before committing to a major renovation, discuss whether it makes sense for your likely price range and selling timeline.
For buyers: work out the full cost before falling in love
Your search should begin with a comfortable monthly budget.
Ask your lender to help estimate the payment, then investigate property taxes, homeowners insurance, any applicable flood coverage, association fees, and maintenance. Get estimates for the specific property rather than relying solely on an online payment calculator.
As you compare homes, look beyond finishes. Review the roof and major systems, available maintenance records, and inspection findings. An attractive kitchen is easy to notice; a costly repair deserves just as much attention.
If a home needs work, consider the purchase price and the cost of making it yours together.
Should you move before the holidays?
That depends on what the move needs to accomplish.
For sellers, the questions include where you’ll go next, your preparation schedule, and how showings will fit your life. For buyers, consider your financing, moving costs, and whether the available homes meet your needs.
Waiting is a valid choice. Moving now can be, too. The goal is to make that decision with a realistic picture of your options.
